She suggests decluttering and depersonalizing the space, deep cleaning the entire house, addressing necessary repairs, and adding a fresh coat of neutral paint. Enhancing curb appeal by landscaping and improving lighting are also important. Crane recommends staging the home to showcase its potential and organizing closets and storage areas. Gathering necessary documents and considering a pre-listing inspection are also advised. Finally, she emphasizes the importance of pricing the home correctly and making a good first impression to attract more buyers and potentially sell at a higher price. Welcome to All Things The Treasure Coast. My name is Pauline Crane. I'm a real estate agent with Keller Williams Realty. Today we're going to discuss tips on preparing a home for sale. It involves several steps to make it appealing to potential buyers and to potentially increase its market value. Here's a checklist of things sellers should consider doing before listing their home for sale. Declutter and Depersonalize. Remove personal items, excess furniture, and clutter. A clean and clutter-free home allows buyers to envision themselves living in the space. Deep Clean. Thoroughly clean the entire house, including carpets, windows, walls, and appliances. Consider hiring a professional for a deep clean. Repairs. Address any necessary repairs, such as a leaky faucet, cracked tiles, holes in the wall, or any other noticeable issues. Fresh Paint. A fresh coat of neutral paint can make rooms look clean and updated. Stick to neutral colors to appeal to a broader range of buyers. Curb Appeal. Enhance the exterior appearance by mowing the lawn, trimming the bushes, planting flowers, and adding fresh mulch. Consider painting the front door or updating the mailbox for a welcoming entrance. Lighting. Replace any burnt-out bulbs and ensure all rooms are well lit. Consider adding lamps or updating lighting fixtures to brighten the space. Staging. Consider staging your home by showcasing its potential. Staged homes often sell faster and for a higher price. Professional staging or DIY staging can both be effective. Landscaping. Ensure that the yard is well maintained. Trim trees and bushes. Read flower beds and consider adding fresh plants or flowers to enhance the outdoor space. Inspect systems. Have your HVAC, plumbing, and electrical systems inspected to ensure they are in good working condition. Providing potential buyers with inspection reports can build trust. Odor Control. Eliminate any unpleasant odors by cleaning carpets, upholstery, and drapes. Consider using air fresheners or baking cookies before showings for a pleasant scent. Organize and Tidy. Organize closets, cabinets, and storage areas. Buyers will be often looking inside these spaces and organized areas can give the impression of ample storage. Documentation. Gather all necessary documents related to your home, such as property taxes, utility bills, renovation permits, and warranties. Pre-List Inspection. Consider getting a pre-listing inspection to identify any potential issues up front and address them before listing the home. The next step is to contact your local real estate agent to be able to sell at the right price. Your agent will research comparable homes in your area to determine a competitive listing price. Pricing your home correctly from the start can attract more buyers. Remember, the first impressions are crucial when selling a home. Investing time and effort into preparing your home for sale can pay off by attracting more buyers and potentially leading to a quicker sale at a higher price.
