AutoFlow is the action tip of the week, involving two mailers and one email to your database. The mailers consist of an art piece and a science piece, appealing to different personalities. The email portion is covered by the Keeping Connected drip campaign in Galaxy. Last week's stats show a 35% increase in listings, 42 expired listings (mostly condos), 8 pendings, and 24 closings. Good habits, such as live flow and auto flow, are key to success in the market transition. Investing time, energy, and a small financial piece in your business will make you stand out and excel. Happy Monday, it's Monday Minute with Mercy, and I am here with this week's action tip, weekly stats, and a thought of the week. So let's hop right into it. This week's action tip is auto flow. What is auto flow? For those of you who went through the Ninja installation and have read the Ninja selling book, auto flow is two mailers and one email to your database, to the people you are in flow with in your database that you're connected to. All right, what are the two mailers? You choose an art piece and a science piece each month. This is on a monthly basis. What is an art piece? Art piece is, think about it as we have holidays with the great flower shops in the area for Valentine's Day. What is a great, a list of local greenhouses for getting your springtime flowers and summer plantings? What is a list of the local farmer's markets or outdoor music places for the summertime for everyone to enjoy? Something that is going to appeal to your database and the people that you're in flow with or something that appeals to you and show some personality with it too. Science boils down to, think about it, science data. So what is the highest sale price in the area in the last year? What is the stats for this last month? What's the average sales going on for the local place? So it's all about feeding and appealing to the different types of personalities. Pay attention and what you're sending should be part of education and always add value. Look into AutoFlow and for the email portion of it, we actually have you covered. In Galaxy, if you use the Keeping Connected drip campaign, nailed it. That's already got your email portion completed for you. So that's hitting the easy button on this one. All right, AutoFlow, two mailers, art and science piece, and one email to the people you want to be in flow with on your database. Let's hit last seven days of stats. So last week we had 31 new listings. This week we saw a 35% increase in listings, which is phenomenal, to 41 listings in the last week. Love it. Average list price on those right now, I believe, was $244,000. And then expired listings, we saw 42 expired listings hit the market, and I thought, hmm, that's a really high number for this time of year. Typically right now you don't see a bunch come off and get relisted. So when I looked into it, there was actually 42, 39 of those were condos that were expired out and three of them were listings. So really that's an outlier situation where a subdivision was expired out. We had eight pendings for this past week and 24 closings. Pretty fantastic numbers if you ask me. I love seeing that listing increase and hearing the buzz around the office. A lot of people getting accepted offers over the weekend. I'm excited to see what our pendings and closings look like for February here going forward. And lastly, I wanted to end up with thought of the week. What can we focus on? We have the autoflow that we talked about earlier, and really when we look at it, good habits are what makes the difference for success. We all know this. So let's prosper during the market transition and we look at live flow and autoflow. Live flow is making those phone calls, those forward calls, and autoflow is doing those mailings and the emails. As part of our Ninja Sailing, it is also part of looking at investing in our own business. And you know what? We have to invest in our own business and invest our time and our energy and a small piece of the financial piece by doing the mailings as well. And really when you look at it, if you're doing it, odds are somebody else is not and you're doing something different than others and you're going to stand out and you're going to excel because of it. So get out there you guys, do the autoflow, do your mailers, make your connections, make your forward calls, and make it a great week.
