So let me confirm with the seller to make sure that time works. While I have you on the phone, real quick, is there any other properties that you wanted to see? I know it's your daughter's nap time. I just want to make sure we get a lot of your time. Yeah, so transparently, my husband and I, so we currently live in Hoboken. I imagine you're receiving an influx of folks, probably from that area, looking to move to the suburbs. Yes, it's true. Yeah, so we're kind of in that group. Transparently, our lease is up in the fall. We do know that this isn't a very quick process. So we really wanted to get the wheels moving here. So we've been looking. I could check to see with my husband if he has anything in mind in the Cedar Grove area. I will say that I think that we're new to this, but we definitely are seriously considering buying. I'm sure that there's probably groups that people fall into. We're not going to bring a checkbook the day of, but I do think that we are more than open to expediting things if we see something that we like. So, again, no pressure on either side, but I just wanted to be very transparent with kind of where we are in the process. So we're new to the process, but, again, if we see something we are going to seriously consider it. I have a daughter, God willing, planning on two, so I do think that. And there's a lot of things that we could do with a home, I'm not shying away from a three-bedroom versus a four-bedroom. This, I think, is what, three-bedroom, four-bath? Yes, that's what I see here. Okay, yeah, but there's a ton. There's a lot of things that we could do. So, anyway, just very much looking toward this property to start, and if something comes up during the week, are you thinking that we would build on that in the Cedar Grove area specifically? Absolutely. It's whatever you're comfortable with. First of all, I'm a Jersey City girlie, so I totally understand. That's when you said Hoboken. I'm a Jersey City girlie, so I get it. I'm actually in New York, and I moved to Jersey, and I got married last year, so my husband and I hopefully got a little family planning. Thank you. So when you said, like, I'm like, oh, I get it. I'm like, I'm there with you. I'm like, I get it. So I'm guessing, guys, you've had a baby. You're trying to expand your family. You want to get out of the hustle and bustle of Hoboken. Exactly. The other thing, too, is our price range is ideally less, but currently this property is falling within it. If there's anything that you think would be worthwhile, I'm going to be honest, I don't think, you know, we're ready to, like, step into something that's absolute crap and we would have to put $100,000, $200,000, $300,000 into it, like, immediately. So if there's properties, three, four bedrooms, in the Sierra Grove area that you think would be worth tacking on Sunday, you could send them my way, and I could just give you a quick yes, no. Transparently, I don't think we would be in the mood to go to, like, you know, more than, like, two or three. Although, you know, the young daughter, that will be fun for all of us. Just, you know, I'm available on my phone. I just have a pretty big meeting today, but I'm very accessible via text. If you just, like, I think you texted me already. If you just want to shoot me some links, I can get back to you later tonight or tomorrow, and then we could kind of, like, plan out our Sunday that way, if that works. That's perfect. Okay, great. So let me just summarize, because I like to make sure I take little notes so that you don't throw it to yourself. Leaves ends in fall. Lives in Hoboken. You have a 16-month-old baby girl. Family can spend your husband. You guys want to stay in the Cedar Grove area, three bedrooms, maybe four. You do not want Sunday. Sorry, just want to stop you right there. So I think for Sunday, if we were talking about touring more properties, we could stay in the Cedar Grove area. But if we were going to continue working, and I think that if there's anything. So I'm from New Jersey, and I want to stay relatively in, like, the northern Jersey area. My sister lives in Cedar Grove. That's kind of why I'm entertaining that. So I think when we're talking about that area, Montclair is definitely pricier. But, like, if there's anything that popped up in Montclair, Verona, Cedar Grove, and then we are also interested in Nutley, East Rutherford, Rutherford. I'm from North Arlington, so I don't necessarily want to count it out, but I'm not dying to move back. Same thing with, like, the Lynnhurst area. But that said, I know it's a very competitive hot market. I don't want to miss out on a home. That's actually falling within our price range, everything that we want. And the other big thing is, so both my husband and I work in the city. So a huge, huge, huge, huge, huge consideration. Listen, the bus stop doesn't have to be outside of our house, and I actually wouldn't want that. But a huge consideration is transit. That's going to be something that is kind of like a non-starter, right? Because, like, if the commute just to get to an ability to commute – sorry. If the way to get to public transportation is, like, 45 minutes, 30 minutes, that's not going to work for us. So, you know, and I think all of those areas that I outlined, they do have, like, easy means of transportation. So that's really why we've identified them. If there's anything in the surrounding area, too, that we see, I might share it with you or you could share it with me for consideration. Again, I think if we're talking about just Sunday, that house, the 67, I think Lopez definitely want to tour that. If there's one or two that we want to tack on, that works. But, again, like anything else that we're seeing in those other towns, like you can share that with me. Okay, perfect. And you want to stay in the same budget, right, like this $9.65 and lower, I'm guessing? Yeah, yeah, yeah, because, again, like, just thinking about needing to, you know, if we need to bid higher. I don't want to fall in love with a million-dollar home and that's ruining our tax. Yeah, I totally understand. And you want to stay where you're comfortable. Like, no one wants to have a mortgage that you regret later on. Absolutely. Exactly. That's, like, my biggest thing, my biggest concern. We do not want to live in a house where we would like to go on vacations. Exactly, right, especially these areas. Like, I'm sure you want to have, like, a nice dinner with your husband or, like, take your daughter somewhere and not have to worry about the two mortgages. Exactly, and, like, coming from Hoboken, it's like, you know, I think the mortgage payment isn't going to scare us, but what's going to scare us is, like, the variables and things that could go wrong and then, you know, just. . . Yeah, I totally get it. You want to just be prepared. There's an emergency, family expense. You don't want to have to be, like, oh, my God, like, worried about it. I understand. So perfect. I totally get you. Okay, great. I took a bunch of notes here. So I'm going to make sure. . . And, like I said, we'll limit your time on Sunday. So we can say one may be great, and then we'll just expand from there. So no pressure at all. I just want to make sure I have a total full picture of everything you need and your priorities and your non-negotiables. Okay, and do you happen to know, like, the seller timeline? Are they kind of like, you know, we have a deadline of, like, end of the month we need to sell? Like, are they kind of just always looking for best offer. . . I mean, everyone's looking for best offer these days, but, like, what's the vibe there? Yeah, that's exactly. So when I get off the phone with you, I'm going to give them a call and kind of fill out what's going on, what's their motivation, what they're looking for. And, you know, sometimes they'll tell you, sometimes they won't. We know at the end of the day, usually it is, like, they want to get the best offer. But sometimes it's not always just the offer. Sometimes it's the terms. Like, you know what I mean? So it just depends on their vibe. Can you take me through what you mean by that term? So, okay, so, for example, like. . . Because I'm new to this. My husband's blind. Oh, I'm sorry. But I said I would call, so. . . Right, so, like, for example, and especially if you're a new home buyer, certain things I don't recommend. I just wouldn't be comfortable myself. So, for example, someone who, like, really wants a house, especially in, like, that Montclair area, will be like, we'll waive contingencies with appraisals. So whatever the house appraises for, we'll accept it. We'll waive, like, all inspections in the home as an FYI and not, like, we're asking the seller to repair it. So terms like that. Or maybe a cash-only buyer or someone that's like, okay, we'll put more money down. It just depends on the offer. So it's like the bigger the package, the bigger picture of the package. So every seller is different. So someone might say, okay, well, you're going to waive, you know, appraisal, but the thing is, let's say the house appraises for $50,000 less than your offer. Guess what? If your attorney doesn't write the terms correctly, you're going to be stuck paying that $50,000. You know what I mean? And some people are perfectly okay with it. You know what I mean? But as a new home buyer, I would be like, whoa. And I actually think, like, our attorneys here will straight up tell you, like, yeah, no, we're going to cap that because, God forbid, it's $100,000, and now you're like, oh, my God, I've got to pay $100,000 over the asking price. So it depends on the terms of the offer. But every seller is different. You know what I mean? So that's why I'm going to give them a buzz and kind of say, okay, what's the vibe there? What are we looking? I know the market is competitive in a lot of the NYSA areas, but, again, every seller is different. So I can't say this person is looking for XYZ because they may not. They may just be like, look. Or some sellers, especially if it's, like, a person and not, like, a builder, they just want good people in their home because people are emotionally attached to their homes. You know what I mean? Yeah. Well, I have to be honest. I'm really hoping that these people are because, like, lately it's like winning the lottery. My sister, I'm very close with her. She actually moved, and this is how I found this property. She moved to Cedar Grove, and she was driving her son around last night. She just happened to be driving her son around last night, and she sent me a picture of this, and it said, like, coming soon. And then she found the Zillow listing, and it was listed two minutes ago. Oh, my gosh. Ashley, you're really on it for us, so thank you. But, yeah, you know, it's pretty competitive, and I think the way that she honestly had her house, it wasn't even up publicly, but my brother-in-law is on the police department. His chief had to, like, get out of the house really soon, and he actually knew how much they were struggling. They probably could have got, like, 100, 150 grand more than they actually got. But, like, I just, you know, it's like, listen, I don't have, like, a top story, and I don't want to fake it and tell it, but, you know, we're just a really good family that wants to plant roots. So if we get lucky with a family that's into that, that'll be good for us. I'm telling you. I literally just sold a house with my clients in January, and literally this house had one owner since 1970-something. They raised their children, their grandchildren. I mean, you look through the house and you can tell. It's like an old couple. And my clients were a young family with a 4-year-old and a 1-year-old, and it just was the most humbling, sweetest, like, oh, my gosh. Like, it was just so nice. Like, they stumbled and fell during the ice dome. They don't even live here. They live in, like, Florida. I was telling my husband, I said, like, I know that it is a needle in a haystack these days, but it happens. He's like, yeah, maybe we could just start knocking on doors that, like, look really old or we're, like, observing older people living there. You know, that's actually a great idea. Like, literally, I can say as an agent, like, literally, you'd be surprised. You call people, like, hey, you know, are you interested, and you'd be surprised. Some people are like, you know what, actually, yeah, like, I've seen that too. But it really just depends, like, on, you know, the family. Or it could be, I hate to say this, someone getting a divorce and they just want to get rid of their house, like, they just want to be done with this. My girlfriend, she literally, same thing, they just, she didn't want to work an agent. And she sold her house to a lovely couple because she just wanted good people in her home. That was it. She's like, look, let's just get a nice family in here because that house is something they built from scratch and raised their children, and it just meant a lot to them. And she called me, like, I'm so happy with my new buyers. They're such a lovely family. So it just, it really depends. But you don't know until you really ask. So I'll definitely have to give the seller a call and just kind of, sometimes they'll tell you, but you kind of, like, mosey around and kind of, you know when they answer certain questions. So let's see what they say. And as soon as I hear something, like, I'll shoot you a text, and we'll take it from there. But I have a really good feeling these are amazing areas that you're picking. I actually love their, some of them are, like, Montclair. Montclair, you know how Montclair is? It's just, like, you know, it's more competitive. So I think, like, you know, even Verona is beautiful. I think the Superior Grove area is beautiful. I love Nutley. I mean, I had my choice. I would love to be by my sister, but I also think Nutley is just fantastic. I think there's works in it that are better than others. I actually just happened to, like, walk into an open house the other day, and, like, the house is, like, fine, but I didn't even love, like, the street. It was very tight. It was dark. Like, I just, again, like, I'm very, like, you have to also, like, love everything about it. So, yeah. Like, I'm open, but I'm pretty particular. I'm, like, someone who knows what they want. I'm telling you, like, this is the most expensive, probably financial decision you're going to make right now if you elect someone soon. And, like, I always joke that the house speaks to you. Like, when I bought my house, my mortgage broker told me, the house will call you. And I walked into the house and said, this is my house. Like, I just knew. Like, this is my house. And here I am. Like, this is my house. And here we are eight years later. So we'll find a home that speaks for you. We'll get you and your family into something. Like, I don't want to overpromise, but we'll definitely go. And we'll see what we see out there. And sometimes a joke, even something as simple as, like, a really nice letter, I've done that many of times. I actually prefer it. Oh, I can. I'm big on letters. I'm a publicist, so I'm very good at comms. And I could write a good letter. Yeah, so I'm a big – my clients are, like, doctors, newly graduated doctors and fellows now. And they're about to get engaged. And I had, like, we're going to write a letter. And we wrote this beautiful letter. Yeah. Because it matters sometimes putting the name and the face for the seller. So, like, okay, this is, like, okay, these are real people that are not just buying this house to flip it or whatever nonsense. They genuinely want it. Exactly. Exactly. Perfect. So let's do that. Let's work on that. And, in fact, let me find out what the sellers are saying. Let's get 67 confirmed. And if we see anything, if I see anything, I'll send it to you. You give me the green light, and we'll get another point. All right. Awesome. That sound fair to you? Okay. Now, I do have to tell you, it is required that I have a signed touring agreement in place. It doesn't cost you anything. It's just a tour for Saturday. Zillow should have sent it to you already. Once you sign it, it will let me do the appointment. But I can't do the appointment without it. It's a New Jersey law. So. Okay. I have a question, though. Yes. If something comes up again, like we're not backing out, but, you know, I do have a young daughter sometimes, and that kind of doesn't work. Sometimes she's sick. Like, is this, like, absolutely committed? No. Okay. So it's a signed agreement, but then I would be able to adjust the timing or whatever if I need that. It's literally just this touring one for Zillow, it's for Saturday. It just gives me permission to show you because it is a new law that Governor Murphy put in 2024. You can look it up. But it's basically what it says is a transparency for you. It's like my job is to work with you. I don't work with the seller. I'm not representing anyone else's interest but yours. It's very clear. It also does align how I get paid. I'm assuming, correct me if I'm wrong, the seller usually always pays the buyer's agent. Some people prefer to, but I'm going to assume that's not the case here. So that's kind of just what the transparency is, is making sure you're aware of what you're signing for. So you'll see it. Please read it. Take your time. And if you have any questions, let me know. But I have to get it before I can step into a house. That's all. Okay. And last question. This is only covering the single property that you are touring. Okay. So this doesn't mean, like, in the future, like, I'm signing anything that's, like, future committed. It's just a single property. And me personally, that's how I like to go. Like, I want to earn your business. I don't want you to feel like I just met this girl and I got to lock into her for a year. I think that's crazy. So I always tell clients, like, look, let's just do it for this property today only. You want to work with me, we'll extend it for three days, and we'll do it for two properties. It's very clear. And it's like, all right, Shalondra, you're cool. I'd like to continue to work with you for a month. Cool. We do for 30 days. It's very flexible. And if you say, you know what, Shalondra, you're great, and I decide I want to work with someone else, you're prerogative, simply text, hey, I'd like to cancel our appointment, our agreement, and no longer work with you. That's it. Like, there's just no restriction on how you can word it. But it's for you. Got it. Okay. Okay. And I did see online we would also have the option of signing it in person. That's not an option? Oh, you can, but I always feel like that's awkward. Like, out of me personally, I like to give people an advance so they can take their time and read it versus me being like, here, here's the paper, read it, print it. You know what I mean? I don't know. But out of me personally, I like to give people time. Like, take your time, read it. But it's up to you as well. It's just I can't show you a house until it's signed up and jersey locked. Got it. Okay. So, yes, sign me the agreement. We'll take a look at it.
