Bob talks about his experience in architecture and real estate development. He started creating FHA insured apartment projects to keep his staff busy. Bob then decided to develop projects himself, buying land and working with builders. One project in Prescott, Arizona faced challenges when the builder went broke, but Bob finished it and it has been successful. He believes his projects will benefit his family for generations, providing a legacy for his descendants. This is important to Bob as he wants his family to remember and learn from his work in the future. Okay. All right. This is Bob. I don't know if you could just kind of hold it down while he does this. When I was practicing architecture, I had a staff of about 40 people and I tried to keep them all busy. And things started slowing down. And I'd been doing a lot of FHA insured apartment projects and decided, well, I'll create some of those myself, which will create architecture. So I had a good real estate agent and he went out and found five acre parcels of land. And I tied up the land, did the soil report and survey and did the architecture and all the work it took to go through FHA for an insured loan. Found a builder to what they call sponsor the project and in effect own it. And I turned that over to eight or 10 different projects with turned over the work I did in the project to eight or 10 builders. So I finally decided I should do one for my family. So but I didn't want to do it in L.A. vicinity because I didn't want the L.A. FHA to look at me like a developer instead of an architect. So a friend of mine knew of a piece of land in Prescott, Arizona, a beautiful site. Had big trees, boulder outcroppings that were huge, a creek that ran down one side and turned one down the back. It was a beautiful site. So I bought that land and took it through FHA and hired a contractor. And he was building it and he bid too low. He was about 75 percent finished with the project and he went broke. And so I had to take it over, finish the project, come up with the cash to make up the difference in what he had not bid. And but I got the project finished and it's been rented ever since. I still own it. It's in the family. My son operates the project and oversees the manager. We have a management company in Prescott and it's been a good return for the family and will be a good return forever for the family. So it was really a nice thing to get done. Now, while you're saying who cares about all this, Bob does. Bob has many grandchildren, great grandchildren. And I would bet you a dollar to a donut that somewhere along the line, one of those grandkids is going to say, you know what, I'm going to look into what my great-grandpa did. And if Bob is watching from another planet or in heaven, that kid could change his life because he's getting the mentorship from his great-grandfather. And all these other kids, they look at a picture and they kind of snicker and go, who is that old guy? Because we're all getting old, none of us are getting any younger. So that's important to Bob. It's important that he got into weeds because he's got pictures of all this stuff. And they're going to fade away, but now we'll have something that will live forever. So that's the purpose of it.
