If yes is selected, the percentage of mineral rights being reserved must be stated. If no is selected, the agreement now states that all mineral rights held by the seller, if any, shall be transferred to the buyer without warranty. Slide 7 gives us a clean version of the revised mineral rights paragraph. The updated language clearly shows how mineral rights are handled, helping reduce confusion and potential disputes. This slide, slide 8, shows the additional terms and conditions section has been relocated. The content was previously located on page 9 and has now been moved to a more visible location within the agreement. Slide 9 introduces a new proof of funds requirement for cash sales. The buyer must provide at least one form of proof within a specified number of calendar days after the effective date. Acceptable proof includes a bank letter verifying cash or line of credit to cover the entire purchase, a bank statement, or other proof of funds acceptable to the seller. So you should provide the documentation allows the seller to terminate. The buyer also gives authorization for the seller and seller's agent to verify the information with the institution that the proof of funds has been given. On slide 10, you'll see that the verbiage related to the discount points has been removed. This is a cleanup change that eliminates unnecessary language from the agreement. On the next slide, we see that the deposit section has changed and cash is no longer accepted and preset dollar amounts have been removed, leaving only check boxes to indicate the deposit method. The next slide shows us a clean version of the revised deposit section. Also note that line updates reflecting relocated sections appear on page 5 of the contract and those should be reviewed carefully.
